Rajagiriya has changed faster than almost anywhere we cover. Land that was low lying and partly waterlogged within living memory now carries apartment blocks and townhouses, and both facts matter for pests.
Mosquitoes lead here and the reason is the water. Proximity to the Diyawanna Oya and the surrounding wetland means there is standing water nearby whatever anyone does on their own plot, so control has to be about the property rather than the region. That means removing what breeds mosquitoes within the boundary, and being honest that a treatment reduces the population you generate rather than the one that flies in. Anybody promising to clear mosquitoes permanently on a plot this close to open water is selling something.
Termites are the second issue and they are tied to the building boom. New construction on ground that holds moisture, particularly where fill has been brought in and landscaping goes in early, gives subterranean termites both the damp and the route they need. Pre-construction treatment is far cheaper than dealing with a colony in a finished building, and it is worth asking about before a slab goes down rather than after.
The newer apartment blocks bring the usual shared-building pattern, where a cockroach problem travels through service ducts and treating one unit alone rarely holds.
The area around the Parliament approach and Sri Jayawardenepura Mawatha is offices and newer commercial development. Towards Welikada and Obeysekarapura it is older and more mixed, with houses that predate the development boom and lanes that flood in a way the newer roads do not. Towards Battaramulla the apartment blocks dominate. Three different building types, three different problems.
The sectors present are offices, retail along the main roads, and a growing amount of serviced residential. Office buildings here generate their own mosquito problem more often than people expect, through air conditioning condensate, planters, roof drainage that does not fully clear and basement car park sumps. A building can be spotless indoors and still be breeding mosquitoes in its own plant room, and that is usually the first place we look.
Because so much of Rajagiriya was built recently and quickly, service penetrations are the single most common way things get in: the gap where a pipe or cable passes through an external wall, sealed with something that has shrunk or was never finished. It is a small fix and it prevents a recurring problem, so we point them out whether or not they are what we were called about.
For the newer apartment blocks, worth knowing: the buildings here went up fast, and speed leaves gaps. Service risers finished imperfectly, waste stacks with poor seals, and car park drainage that does not fully clear are all common enough that we check them as a matter of course. None of that is anybody's fault and all of it is fixable, but it does mean a two year old building can have the pest profile of a much older one.
For householders in the older parts, flooding is the fact that organises everything else. If your lane holds water after heavy rain, expect rodent pressure to rise within days of it and mosquito pressure a week or two behind. That timing is predictable enough to plan around, and closing entry points before the season does more than treating during it.

Office work is planned around occupancy rather than around a working day, and the buildings that need a documented programme usually say so at the first call because their own compliance requires it.
