Colombo 07 has the oldest and largest housing stock we work in regularly, and that single fact reorders the pest list. Termites lead here, not cockroaches. Many of these houses were built with substantial timber in the roof structure, the door and window frames and the staircases, and a good deal of it is original. Where that timber meets masonry that holds damp, or where a mature tree has put roots near a foundation, subterranean termites have a route in that a modern concrete and aluminium house simply does not offer.

The damage is usually well advanced before anyone notices, because the timber is eaten from the inside and the surface stays intact. What people generally see first is a mud tube on a wall or a plinth, a door frame that sounds hollow when tapped, or a section of skirting that gives under a thumb. We treat the colony rather than the trail, into soil and voids rather than onto surfaces, and on a house of this age we would rather assess the whole structure than one affected room.

Mosquitoes are the second issue and they come from the gardens. Large mature plots hold standing water in more places than people expect: plant pot saucers, ornamental features, blocked gutters, water tanks with imperfect covers, and the leaf axils of certain garden plants. Fogging an evening clear without dealing with those simply resets the clock, so we go through the breeding sites first.

Work in Colombo 07 tends to be slower and more careful than elsewhere, partly because the properties are larger and partly because original timber and established planting deserve not to be rushed.

The area around Independence Square, Ward Place and Rosmead Place carries the largest and oldest properties, and those are where the structural termite work is. Towards Borella and the Baseline Road side it becomes denser and more mixed, with offices, institutions and smaller houses, and the pest list moves back towards the ordinary urban one. The embassies, schools and institutional buildings scattered through the area are a category of their own: they want documentation, scheduled visits and technicians who follow an access procedure.

The gardens are a genuine factor rather than a detail. Colombo 07 has more mature planting per property than anywhere else in the city, and mature planting means leaf litter, permanently damp ground, water held in ornamental features and root systems running under foundations. All four help termites and mosquitoes. A good deal of what we recommend on these properties is about the garden rather than the house.

Because many of these buildings are architecturally significant and some are protected, we would rather assess properly and treat a defined area than propose anything wholesale. Original timber cannot be replaced with anything equivalent, which raises the cost of getting a termite job wrong well beyond the price of the treatment.

Trees are the specific issue here and they need saying plainly. A mature tree close to a building gives termites a route that no amount of perimeter treatment fully closes, because the root system runs under whatever barrier you put down. That does not mean removing the tree, and we would not suggest it, but it does mean a property with mature planting close to the walls needs checking on a rhythm rather than treating once and forgetting.

Because many of these houses have outbuildings, staff quarters, garages, garden stores, we look at those as part of the job rather than as an extra. They are frequently where an infestation is actually living, they usually have more ground contact and less maintenance than the main house, and treating the house alone while leaving them untouched is a common way to spend money twice.
