Colombo 05 is mostly residential, and its housing is unusually mixed. Older two and three storey walk-up flats sit beside recently built apartment blocks and a good number of single family houses that have been extended more than once. Those extensions matter more than they sound. A kitchen added onto the back of an older house tends to meet the original wall imperfectly, and the gap left behind the units is exactly the sort of warm, undisturbed space cockroaches settle into.

Ants are the other constant here, particularly in the older buildings where plumbing has been rerouted over the years. Ant trails follow pipework and cabling, so the nest is frequently in a wall void or under a floor rather than anywhere visible. Treating the trail alone kills foragers and leaves the colony producing more, which is why we bait so the workers carry the treatment back rather than spraying what you can see.

The walk-up flats share a specific weakness. They usually have one waste point per floor and a stairwell that connects every unit, so a problem starting in one flat has an easy route through the building. Where that is happening we say so, because treating one flat repeatedly is money spent on somebody else’s infestation.

This is a straightforward area to reach and most jobs here are booked within the normal working week. Parking is generally available on the residential streets, which means a technician arrives with the full kit rather than carrying in what fits.

The area divides between the older residential grid around Havelock Town and Thimbirigasyaya, the busier commercial stretch near Narahenpita and the Elvitigala Mawatha side, and the newer apartment developments that have gone up along the main roads in the last decade. Those three have genuinely different problems. The older grid is ants, termites in the houses with original timber, and cockroaches in extended kitchens. The commercial stretch is rodents and flies, driven by food premises and waste. The new apartments are shared-riser problems, where one unit reports something that started three floors away.

The sectors here are small retail, eating places, offices and a substantial number of clinics and medical practices, which is worth naming because clinical premises need a different approach: monitoring rather than broadcast treatment, products chosen for occupied spaces, and work planned around patient hours rather than ours.

Colombo 05 also has a high proportion of properties that have been subdivided, an old house turned into flats or offices, and subdivision is quietly one of the strongest predictors of a recurring pest problem. Walls get opened for services and closed imperfectly, waste points multiply, and nobody owns the shared spaces. Where we can see that is what is happening, we say so, because the treatment is not the fix on its own.

For the apartment blocks along Havelock Road and the newer developments off it, the single most useful thing a resident can do is find out whether anybody else in the building has reported the same thing. A cockroach or rodent problem that appears on two floors at once is a building problem, and building problems are cheaper and more permanent to fix once, through the management, than eight times through eight tenants.

On the older houses, the recurring find is plumbing that has been rerouted more than once. Every reroute leaves a hole through a wall or a floor, and those holes are the standing invitation. Sealing them properly is unglamorous, cheap, and does more for a recurring ant or cockroach problem than an extra treatment.

Traffic is a genuine scheduling factor rather than an excuse. The routes through Narahenpita and Kirulapone are heavily congested at predictable times, and a visit booked for the middle of the afternoon can lose half an hour at each end. Where the work allows it we would rather come early, and where it does not we build the time in rather than arriving late and rushing.
